About the Data and Terms Used in the Subdivision Pages

Some of the terms and data shown as responses may not be clear to some readers. Below is an explanation or description of the terms or the frame of reference used. Subdivision & HOA Data

Home Prices: Price range of properties sold in the subdivision or complex within the previous 12 months. Includes all types of transactions recorded in public records.

Zoning: Classification according to the local Planning and Zoning Department having jurisdiction over the subdivision or complex. Zoning is used to designate permitted uses and other urban building and construction features. The zoning of property lots occasionally change after going through a proper administrative process called a variance.

Approximate Lot Sizes: Range of lot sizes, in acres, found in the subdivision.

Property Taxes: Approximate amount paid in taxes as recorded in the property's county for the year shown.

Amenities

Club House: Whether or not the subdivision has a club house, and if the subdivision has a community swimming pool, the club house may also contain the pool house facility and equipment.

Pool House: Whether or not the subdivision has a pool house, intended only as a requirement to use the swimming pool, with areas for related equipment and possibly bathrooms. Pool houses do not contain the entertainment areas typically found in a club house.

Water Frontage: Applies when the subdivision or complex has waterfront properties or residents have public access to water frontage and/ or views. Water frontage may include lakes, rivers, marshes or wetlands.

Streetscape Elements

Public Sidewalks: Refers to sidewalks in the right-of-way, along streets. See explanation of the term 'Partial' for more information.

Handicap Ramps: Accessible ramps located in the right-of-way, typically at street intersections. Compliance with current local design codes has not been taken into account.

Crosswalk Signals: Electronic equipment intended as an aid to pedestrians crossing the street intersections, typically synchronized with traffic lights.

Crosswalk Striping: White striping applied to street surfaces as an aid to pedestrians, indicating the safest path to cross a street.

Landscape Strip: Refers to the planted area in the right-of-way, between the sidewalk and the street, creating a buffer for pedestrians from vehicular traffic.

Street Trees: Refers to trees planted in the landscape strip.

Parallel Parking: Applies if the community contains designated street-side parallel parking stalls. This is more common in a planned or mixed-use community.

 Site Furniture and Elements: Various elements found in subdivision common areas (like a club house or park) or at right-of-ways (along the sidewalk), intended as either a safety device or a convenience to pedestrians and users.

Infrastructure

Public Schools: Public schools as designated by the county the property is in.  County school districts may vary every school year. To insure the accuracy of the subdivision or complex school district, visit the current Attendance Zone Maps page located in the school's website.

MARTA Bus Stop: Applies if a bus stop is located either inside the subdivision or complex, by the community main entrance or within a walking distance of up to 1/4 mile from the main entrance (approximately a 5 minute walk).

MARTA Rail Station/ Kiss & Ride Parking: Approximate distance from subdivision or complex main entrance.

Terms Not Categorized

Year Established: Earliest year when subdivision or complex properties were built, recorded, and/ or placed for sale.

ICNA: Information currently not available or has not been confirmed yet.

NA: Not Applicable

Partial: The item occurs or is present on site but not consistently or regularly throughout the neighborhood. At 'Sidewalks' it means it mainly occurs on one side of the street or not consistently throughout the neighborhood.
